What bills can you pay on behalf of the owner?

We can pay any bills you have for the property to include (but not limited to): Mortgage, Insurance, Property Tax, RSO & SCEP Fees, HOA, Maintenance Invoices, etc. 

What if I need to evict a tenant?

We handle that for you! There is a filing fee with the court + representation fee for our attorney, but we appear in court on your behalf for no additional fee. We take care of everything: prepping for court, appearing in court, recovering funds for you through a collections agent + removal of the tenant from your property. 

What other fees could we be charged in addition to our management fee?

There are no additional fees at any time for management of your property. Our transparent pricing is $75 + 2% of the monthly rent for management. We charge 5% of the first years rent for commission to lease the property + retain 50% of any late fee collected from tenants - that's it! 

What if I need help managing my house that I currently occupy?

We can assist! Depending on the scope of work needed, we will charge a flat fee per month to manage everything for you, or just what you need. Paying bills on your behalf, overseeing maintenance or construction + managing vendors such as gardener, pool, etc. - we can customize a plan that works for you!

When will we receive the rent proceeds each month?

We always process rent  to you no later than the 10th of each month with the monthly accounting reports. 

What monthly accounting reports will we recieve?

Our management software gives us the ability to send + customize many different reports including: Owner Statement, Income Statement, Cash Flow Statement, Balance Sheet, Rent Roll, Delinquency Report, etc. We will customize your account so you receive the reports you want each month.
